DEVELOPMENT MANAGEMENT AGREEMENT <br />PREAMBLE. <br />This Agreement made this day of <br />, 1978, <br />between Gerald D. Hines Interests, a sole proprietorship, Houston, <br />Texas (hereinafter called the "Development Manager ") and the City <br />of South Bend, Indiana (hereinafter called the "City "), for <br />professional services to be rendered by the Development Manager <br />in connection with the following described Project (hereinafter <br />called the "Project "): <br />A multi -use complex consisting of an office <br />building containing approximately 135,000 <br />square feet, a high quality hotel containing <br />a minimum of 250 rooms, approximately 30,000 <br />square feet of retail space, an enclosed <br />atrium interconnecting the various structures <br />and containing an ice rink, an all - weather <br />garage containing approximately 800 parking <br />spaces, and an enclosed walkway to the <br />Century Center, all of which will be located <br />in the block bounded by Colfax, Michigan, <br />Washington and St. Joseph streets in South <br />Bend, Indiana. <br />Now, therefore, the City and the Development Manager agree <br />as follows: <br />
