Comprefuensiv¢ ]Plan: <br />Poflicy Plan: <br />City Plan South Bend Comprehensive Plan, November 2006. <br />Objective H2: Maintain South Bend's housing stock to good condition. <br />]Land tJse Plan: <br />The Future Land Use Plan shows this area as medium density residential. <br />Residential Area Policy: <br />Northeast Neighborhood Development Area Plan 2003 <br />The projected land use plan identified this block of St. Peter Street as single family home <br />ownership preservation. <br />2. Current conditions and character: <br />At the north end of the block are two new apartment buildings. Of the single family homes on the <br />block, five are legal non-conforming "boarding houses". <br />3. INgost desirable use: <br />The most desirable use is to have this block of St. Peter Street remain as single family homes. <br />4. Conservation of property values: <br />The surrounding property values may be affected. <br />5. Responsible development and growth: <br />It is responsible development and growth to maintain a single family residential neighborhood. <br />Recommendation: <br />Based on information available prior to the public hearing, the staff recommends that the petition <br />be sent to the Common Council with an unfavorable recommendation. <br />Analysis: <br />It is the goal of the Northeast Neighborhood Development Plan to return this part of the Northeast <br />Neighborhood to single family uses.
