(b) The use and value of the area adjacent to the property included in the variance will not be affected in a <br />substantially adverse manner; and: The properties adjacent to the property are a vacant lot to the North, <br />a properly landscaped lot to the East, the Southern property border has a utility easement running <br />through it and it backs the building's emergency exits, the Western parcel is across the street and <br />maintains a similar landscaping layout. The property landscaping layout is similar to the surrounding <br />properties and complements the asthetics of the industrial. park. <br />(c) The strict application of the terms of this Ordinance would result in practical difficulties in the use of the <br />property: The property is an existing developed property that has been utilized for several years as a <br />viable commerical parcel and excellent neighbor to the surrounding properities. The strict application of <br />this ordinance would make the use of the parcel difficult in that it would shield motorist's view of the <br />property from Meghan Beeler Court and -would result in wayfinding difficulties for said motorists.
