Mr. Danch responded that the plans haven't been fully designed but the idea is to have garages
on the backside of the units. All of the homes will have either detached garages fed from the
alleys or an attached garage for the townhome units.
Councilmember Dr. David Varner asked who will be responsible for taking care of and plowing
the alleys.
Mr. Danch responded that it will be an association. We are not looking to the City to be
responsible for the alleys.
Councilmember Dr. David Varner stated it is his opinion that the details of that need to be
hashed out before everything is finalized.
Committee Chair Davis asked if that needs to be figured out before we vote tonight.
Mr. Magliozzi responded that the petitioner will eventually have to subdivide this property and
whenever a new street or alley is established either a subdivision plan or a separate deed of
dedication needs to be processed and neither have been given to the Area Plan Commission yet.
That would be the appropriate time to discuss the alley situation.
Mr. Danch stated it is the intention of the petitioner for there to be an easement that will be
maintained privately.
Councilmember Scott stated the City is transitioning to front curb pickup for trash and that may
be an obstacle down the road with the alleys.
Mr. Danch responded that we are intending to do the trash pickup privately so it shouldn't be an
issue.
Committeemember Jo M. Broden asked if the petitioner could have some figures on the changes
in density from the original plan for the full Council meeting this evening
Mr. Danch said that was fine and he would have the numbers for the Council.
No one from the public spoke either in favor of or in opposition to the bill.
Committeemember Gavin Ferlic made a motion to send Bill 31 -16 to the full Council with a
favorable recommendation. Committeemember John Voorde seconded the motion which carried
by a voice vote of four (4) ayes.
There being no further business before the Committee, Committee Chair Oliver Davis adjourned
11
