The last variance was allowing the use of the side entrance <br />from the northern property. <br />Mike Danch, 1643 Commerce Drive South Bend IN, served as the presenter for this bill on <br />behalf of Aldridge Insurance. Aldridge Insurance owns the property directly north of the <br />property in question. The company is doing really well and they are trying to expand. The plan is <br />to renovate the existing house that is there and develop it into the insurance office which requires <br />the zoning change. There is an existing driveway on the site that will be ripped up and removed. <br />There is a public alley behind the whole set of offices on that block and the plan is to use that <br />alley for access to the property. There is also a drive that goes out to Ironwood for access to the <br />parking in the back. Additional screening and fencing will be added along the site to satisfy the <br />variances. This property currently does not have a sidewalk but the company will be putting one <br />in as part of the approval process for the site plan. This will lead to a continuous sidewalk on the <br />west side of Ironwood. <br />Councilmember White asked if the petitioner would be eligible for the 50150 funding program <br />with the City for putting in the sidewalks. <br />It was the consensus of the Committee that the 50150 program is only for residential properties. <br />Mr. Danch responded that the petitioner is aware they are going to have to put in the sidewalk <br />and absorb those costs. <br />Committeemember John Voorde reported that he received one (1) phone call from a neighbor of <br />the property and they were in full support of the rezoning. <br />No one from the public spoke either in favor of or in opposition to the bill. <br />Committeemember Gavin Ferlic made a motion to send Bill 28 -16 to the full Council with a <br />favorable recommendation. Committeemember John Voorde seconded the motion which carried <br />by a voice vote of four (4) ayes. <br />Bill 31 -16 — River Walk, LLC Rezone <br />Committeemember Gavin Ferlic made a motion to accept the substitute bill on file with the City <br />Clerk's Office. Committeemember Jo M. Broden seconded the motion which carried by a voice <br />vote of four (4) ayes. <br />Keith Chapman, Area Plan Commission with offices on the 11th Floor of the County -City <br />Building, served as the presenter for this bill. The property in question is just south of Wayne <br />Street and is the old Transpo site. Mr. Chapman provided aerial photos and zoning layouts of the <br />site which are on file in the City Clerk's Office. The petitioner is seeking to rezone three (3) <br />separate tracts of land. They are seeking to rezone Tract One (1) to MF 1 Urban Corridor Multi - <br />Family District, Tract Two (2) B to SF2 Single Family and Two Family District and Tract Two <br />(2) A and Three (3) to MF1 Urban Corridor Multi- Family District. The tracts are surrounded by <br />a mix of MF1 and SF2 Districts as well as vacant land and offices zoned MU Mixed Use <br />2 <br />
